What it’s actually like to live in Caldwell.
Caldwell has the lowest median sale price of any area in this guide: $419,999 in May 2026, about $10,000 under Nampa, $40,000 under the cheapest Boise neighborhood we cover and $140,000 under Meridian. It is also rising, up 2.4% year over year in a valley where Meridian fell 4.8% and Eagle fell 14.5%.
The second number matters as much as the first. At 31.5 years the median age is the youngest of any guide here — younger than Kuna — and 43.0% of households are raising children, second only to Kuna. That is not a retirement town or a commuter dormitory; it is where a first or second home is still within reach, and 73.0% of them own rather than rent.
The thing visitors notice is the downtown. Indian Creek ran through the middle of Caldwell until it was paved over in the 1950s; the city dug it back out in the 2000s and built Indian Creek Plaza around it, and that plaza now anchors a genuine centre with a year-round events calendar. Add the College of Idaho, founded 1891 and the oldest private college in the state, and West Valley Medical Center, and Caldwell has a civic core that most towns its size do not.
