How IDX comes to life (live MLS search on your site)

IDX is what puts live Intermountain MLS listings, photos and floor plans on livehereboise.com. Only your broker can unlock it — here's the whole path:

  1. Tell your broker of record at Keller Williams Realty Boise that you want an IDX feed for livehereboise.com, and ask who handles MLS compliance.
  2. The broker authorizes IDX in BAM (the IMLS back office — there's a broker authorization form for exactly this), naming our tech as the vendor. This is a standard form; brokers sign these routinely.
  3. Our tech registers as an IMLS data vendor (contact: data@intermountainmls.com) and gets the feed through Bridge Web API — the modern RESO standard IMLS uses. Typical approval runs in days, not months.
  4. Costs (IMLS vendor rates): a $100 one-time setup plus $300 per quarter for the IDX feed. No per-listing fees. We'll confirm the current numbers with IMLS when the authorization lands.
  5. Then we build: every active IMLS listing on the neighborhood maps and a searchable listings directory — with your own listings wearing a ‘Live Here’ badge instead of a plain pin. MLS rules are baked in: listing-firm name on every card, the IMLS icon and disclaimer, data refreshed at least daily, and no sold prices shown.

Never share your MLS or kw.com login with anyone — including us. That violates the MLS agreement and risks your license. The feed comes through the signed agreement, not through logins.

What's live right now

✓ 9 neighborhood living guides with real, sourced data ✓ 3D maps with neighborhood boundaries and your listings ✓ Contact form → leads land in your Dashboard ✓ Abby drafts a reply the moment a lead arrives ✓ Visitor stats, cookie-free ✓ Open to AI assistants (kw.com blocks them) ✓ Accessible to screen readers (WCAG 2.1 AA) ✓ Loads in under a fifth of a second

Next from us: live MLS search the day your broker signs, listing photos, floor plans beside a walkthrough video, and a monthly market update per neighborhood.

Listings

This manual list disappears automatically once the live IDX/MLS feed is connected. Listings marked sold stay stored but are hidden from the public site instantly.

Style

Three directions, three different arguments about who you are — meant as inspiration, not a menu. Nothing here is set in stone: pick one, mix pieces from each, or reject all three and tell us why. Each comes with its own type, its own photography, and one idea we would build only for you. Look at all three, then let Abby take you through it. What you dislike tells us as much as what you love.

Direction A

Survey

Treasure Valley · Sheet 3 of 7 Eagle, Idaho

Elev. 2,608 ft · 15,340 residents · West Ada School District

A survey of the valley, not a brochure. Every guide opens with the real drawn boundary of that neighborhood — contour lines, the river, the section grid. Because you have actually walked this ground, and no one else can draw it for you.

Feels like
A USGS quadrangle sheet. Precise, quiet, expensive because it is true.
Type
Cabinet Grotesk + Supreme
The one move
Hand-drawn contour maps of your seven neighborhoods, from real elevation data
Direction B

Cold Water

The river runs through all seven Where the water goes,
the valley follows.
See the guides

Not luxury cosplay — place. Wet basalt, cold green water, cottonwood. One hot colour, used almost never, so that when it appears you look. The photography carries the site; the design gets out of its way.

Feels like
An outfitter's catalogue, not a realtor's. Snow Peak, Patagonia — sober, earned.
Type
Erode + Switzer
The one move
The page darkens as you scroll, like going under the surface
Direction C

High Noon

Boise · 43°37′N Bright,
and honest
about it.

Everyone sells Boise at golden hour. Boise's real light is midday: hard, clean, high-desert bright. Bleached sage, one true shadow, enormous photographs and enormous space. Silence is the luxury.

Feels like
A gallery wall at noon. Nothing to prove, nothing to hide.
Type
Ranade + Switzer
The one move
One photograph per section, edge to edge, with a real cast shadow
