Garden City is the bend of the Boise River the valley overlooked, and that’s the appeal. The Greenbelt runs the full length of town, so morning miles, summer floats and a car-free ride into downtown Boise are simply part of living here.

The housing mix tells the story: mid-century homes and workshops, mobile home parks, and, increasingly, new riverfront townhomes and live-work spaces rising between them. That mix keeps close-in prices within reach, and it gives investors something real to work with: duplexes, small multifamily and buildable lots minutes from the city core.
