Search for how long it takes to sell a house in Boise and you will be told sixty to ninety days. That figure comes from national lead-generation companies quoting a national average, and nobody publishing it has sold a house here.
So here is a different kind of answer. We have sold homes in this valley since 2006. Of those closings, there are 22 where we were the listing agent and we hold both the date the home went on the market and the date it closed. Not a sample of the market — our own book, all of it, including the ones that went badly.
Every one of them, fastest to slowest

The median is 34 days. The mean is 54.5.
Those two numbers describe the same 22 sales and they are twenty days apart, which is the first useful thing on this page. The average is dragged upward by four sales that took more than four months. If someone quotes you an average time to sell without showing you the spread, they are hiding the tail — and the tail is the part that actually costs money.
What the shape says

Eight of 22 were done inside a month. Nine took one to two months. Five took longer than two months, and four of those five took more than four months.
So the honest answer to "how long will mine take" is that a bit over a third of ours went quickly, a bit under half took the month or two most people expect, and roughly one in five turned into a long haul. Any single number you are handed — ours included — collapses those three very different outcomes into one.
The caveat that matters most
Ten of these 22 sales closed in 2021 or 2022, when almost anything priced sensibly sold within a month. That period flatters us and it flatters every agent who quotes numbers from it.
Take only the sales that closed in 2024 or later and the median stretches from 34 days to 46.5 days, on eight sales. Eight is a small number and we are not going to pretend otherwise. But the direction is unambiguous and it matches what we see every week: the market has slowed from the boom, and any figure drawn from 2021 describes a market that no longer exists.
If you want one number to plan around today, plan around six to seven weeks from listing to closing, and understand that a meaningful minority take far longer.
What we cannot tell you from this
Three things, stated plainly, because a number without its limits is worth less than no number.
This is our business, not the Boise market. The Treasure Valley trades thousands of homes a year and we have sold 46 of them across two decades. A market-wide median for the Boise metro is published by Zillow and Redfin, and if that is what you want, use theirs rather than ours.
These are seller-side sales only. We also represent buyers, and those closings tell you nothing about how long a listing takes, so we have excluded all eleven of them from every figure on this page.
And this is listing to closing, not listing to offer. Contract to close in Idaho typically runs about a month with financing, so a home on this list that closed in 34 days was usually under contract in the first week or two. If what you actually want to know is how long until an offer arrives, subtract roughly thirty days from everything above.
The thing that changes the number more than the season
Across our own slow sales and our fast ones, the difference is almost never the month. It is the asking price relative to the condition of the house on the day it goes live.
A home that is priced correctly and genuinely ready gets its attention in the first two weeks, because that is when the buyers with active searches see it as new. Miss that window and the listing starts ageing, the days-on-market counter starts working against you, and the price cut you eventually make lands on a house that buyers have already scrolled past twice. That is our read on the long ones rather than something these 22 sales can prove, and we set out what we will and will not claim about them in why some Boise homes sit for months.
Which is why we would rather spend three weeks getting a house ready than list it on Friday because the calendar looked good.
